Real Estate Registration in Egypt is essential in protecting property ownership. If you purchase a property such as an apartment, land, or a commercial unit, you have to register it at the Real Estate Registration and Authentication Office in order to guarantee its full ownership.
Steps for Real Estate Registration:
According to the New Real Estate Registration Law, a citizen can register his property through these steps:
1- Head to the Real Estate Registration and Authentication Office in which the property is located.
2- Purchase a form worth LE 100 and fill in the required data in the form.
3- Submit the documents required to register the property.
4- Submit the electronic Cadastral Survey (a cadastral survey defines the borders of a property) which costs LE 5.
5- Pay the registration fees.
6- Submit the form and fees to the data entry employee who will register your name, national number, and phone number.
7- The application takes 30 days from the date of submission.
8- After the 30 days, head to the Real Estate Registration and Authentication Office again to complete the remaining procedures and pay the real estate taxes in accordance to the new law.
Electronic Registration
For a more hassle free and less crowded option, you can also register your property online through the Real Estate Registration and Authentication Office’s website.
Steps for Electronic Registration:
1- Fill in the online application form and submit the required documents.
2- After rechecking and confirming your application, make sure to accept the terms and conditions.
3- The application is sent to the employee for screening and to check the validity of your documents.
4- Within 24 hours, you will receive a text message informing you if your application was accepted or rejected based on the validity of your submitted documents.
5- If your application is accepted you can head to the Real Estate Taxation Authority Office to submit the original documents and sign the application.
Real Estate Registration Fees
According to the New Real Estate Registration Law, real estate registration fees start from LE 500 to LE 3900, in addition to LE 100 for the application form.
The Registration Fees are Set Based on the Total Area of the Property:
• Units from 1 to 100 meters cost LE 500.
• Units from 100 to 200 meters cost LE 1000.
• Units from 200 to 300 meters cost LE 1500.
• Units of 300 meters cost LE 2000.
• Units of more than 300 meters cost LE 3900.
